New homes

At Barratt London and Places for London we are committed to building homes that pass the test of time.

Central to our proposals to improve the area around High Barnet Station is the delivery of up to 300 high quality new homes across five sensitively located buildings. The designs prioritise pedestrians, shared and connected green spaces and sustainability to create a vibrant new environment around the station where people want to live, grow and thrive.

At High Barnet, we are proposing 40% of the homes to be affordable, helping to address the housing need in the London Borough of Barnet (LBB). These will include a mix of low-cost rent and shared ownership homes, in line with Local Plan tenure mix requirements.

Massing

We are currently refining our massing options in discussion with LBB and are committed to bringing forward proposals guided by a clear set of design principles:

  • Taller elements will be located closest to the station where site levels are below the level of Great North Road.
  • A sensitively designed ‘marker building’ will optimise housing delivery while assisting in wayfinding.
  • Building heights of the five buildings will step down towards the south where the site levels are raised.
  • A variation in height and increased spacing between the buildings will create a visually appealing design with meaningful, usable spaces in between.
