Height and massing

The Northern Gateway Building (Building A), the tallest element, will be ten storeys high, positioned where site levels are lower than Great North Road.
Its height has been carefully designed to optimise housing delivery, while allowing lower building heights across the rest of the site and establishing a strong sense of arrival at the station.
Other buildings will range from five to eight storeys, with stepped heights responding to the site’s natural topography as it slopes downward.
The height of the buildings allows the creation of accessible, open public spaces and amenities in a generous, high quality landscape.

The height of each building has been carefully considered to be in line with the Barnet Local Plan.
The spaces between buildings will also provide additional spaces for new pocket parks and green space, offering welcoming places for people to walk, relax, and play.
Varying heights and carefully spaced buildings will create a more inviting and visually appealing design, with gaps allowing more natural light to filter through, making spaces feel brighter and more open.
