Height and massing

Through a design-led approach to optimise the number of homes on the site and meet the draft site allocation, our proposals follow clear design principles that are sensitive to the surrounding area:

  • The Northern Gateway Building (Building A), the tallest element, will be ten storeys high, positioned where site levels are lower than Great North Road.

  • Its height has been carefully designed to optimise housing delivery, while allowing lower building heights across the rest of the site and establishing a strong sense of arrival at the station.

  • Other buildings will range from five to eight storeys, with stepped heights responding to the site’s natural topography as it slopes downward.

  • The height of the buildings allows the creation of accessible, open public spaces and amenities in a generous, high quality landscape.

  • The height of each building has been carefully considered to be in line with the Barnet Local Plan.

  • The spaces between buildings will also provide additional spaces for new pocket parks and green space, offering welcoming places for people to walk, relax, and play.

  • Varying heights and carefully spaced buildings will create a more inviting and visually appealing design, with gaps allowing more natural light to filter through, making spaces feel brighter and more open.
