Height and massing

Through a design-led approach to optimise the number of homes on the site and meet the draft site allocation, our proposals follow clear design principles that are sensitive to the surrounding area:

  • Following extensive design reviews and consultation, the Northern Gateway Building (Building A), the tallest element of the development, is proposed at eleven storeys.

  • By adopting a Passivhaus design approach, we have been able to significantly reduce the extent of rooftop plant, allowing that space to be reallocated for residential use, whilst enabling us to remain broadly consistent in height with the previously proposed ten-storey building. The new proposals increase the height by 1 metre.

  • Other buildings will range from five to eight storeys, with stepped heights responding to the site’s natural topography as it slopes downward.

  • The height of the buildings allows the creation of accessible, open public spaces and amenities in a generous, high quality landscape.

  • The height of each building has been carefully considered to be in line with the Barnet Local Plan.

  • The spaces between buildings will also provide additional spaces for new pocket parks and green space, offering welcoming places for people to walk, relax, and play.

  • Varying heights and carefully spaced buildings will create a more inviting and visually appealing design, with gaps allowing more natural light to filter through, making spaces feel brighter and more open.
